2) ACCESSIBILITY TO PUBLIC TRANSPORT
Construction of transport systems near real estate developments is a good indicator of high potential for capital appreciation in the area. The Sapphire Bloc is set to be a transport-oriented development in Ortigas with the two major Build, Build, Build projects in place:
METRO MANILA SUBWAY , formerly known as Mega Manila Subway, is “The project of the century for the Philippines and Metro Manila” according to former Socioeconomic Planning Secretary Ernesto Pernia. This is the country’s first subway project that has a staggering pricetag of Php393 Billion. Transportation Secretary Arthur Tugade said that this Japan-backed project has partial operability seen by 2022 and full completion by 2025. The project will have 15 stations that has a stretch of 35 kilometers from Mindanao Avenue-Quirino Highway in Quezon City through the Ninoy Aquino International Airport (NAIA) Terminal 3 in Pasay City. Key areas include the Ortigas Business District in Pasig and Bonifacio Global City (BGC) in Taguig. It is expected to cut travel time significantly with an estimate of half an hour from end to end with the trains running up to 80kph.
BGC-ORTIGAS CENTER ROAD LINK “The BGC-Ortigas Center Road link will be a traffic game changer as it will reduce to 12 minutes the travel time between Bonifacio Global City and Ortigas Central Business District,” the DPWH said in a statement. It involves the construction of The Santa Monica-Lawton Bridge, a four-lane, two-way bridge across the Pasig River. It will connect Lawton Avenue in Makati to Santa Monica Street in Kapitolyo, Pasig. The project also includes the rehabilitation and widening of Brixton to Fairlane Street in Pasig. It also involves construction of the 565-meter Lawton Avenue to BGC viaduct. The bridge is projected to be completed next year, 2021.
3) VIABLE GROSS RENTAL YIELDS
Gross rental yields in Metro Manila remain good, ranging from 7.01% in the very smallest condominium units of 45 sqm to 7.16% on 80 sqm condominiums, according to research by the Global Property Guide. These are before taxes and other expenses. The figures are applicable to high-end areas of the metro which include Ortigas CBD.

The AI allows the monitoring of the number of people in a specific area at a given time which alerts the Barangay on any breach on social distancing and curfew protocols. Moreover, the barangay has collaborated with corporate partners to provide food items closer to the residents through its Rolling Stores. This program does not only bring convenience to its constituents but upholds their safety and well-being as well. It supports social distancing measures giving the public alternative options to draw them from crowded markets. There was also a move to promote inclusivity so that the PWDs would have a feeling of belongingness. In line with this, a deaf-mute interpreter is now a pleasant staple in the weekly Kapitan’s Report in the Barangay’s Facebook account.
The City and the Barangay's tandem efforts exhibit a refreshing take in governance --- one with excellence, innovation, and heart which caught the attention of the media and gained the trust and support of their residents.
