What is Assume Balance?

Assume balance is a term used to refer to a the transaction of which another buyer (called SECOND BUYER), assume the unpaid loan balance of the original buyer (called FIRST BUYER) at the bank or Pag-IBIG (called Financing Instituion). The term “assume balance” is commonly used for transactions involving real estate properties, cars or any mortgaged properties.


How Do You Assume The Balance?

Once the assumption of mortgage is approved, a “Deed of Sale with Assumption of Mortgage” will be executed between the FIRST BUYER and SECOND BUYER. This document will be notarized and will include the amount of outstanding loan balance, the total amount of down payment (to be paid by the SECOND BUYER to the FIRST BUYER), the mode of payment i.e. cash or check and terms.
