The Veranda; Spans the full width of the building. The outside fireplace is most delightful on tropical evenings. Should the mostly present sea breeze fail a full complement of ceiling fans can be used. This position is accompanied by a sink, counter space and hot plates for entertaining or otherwise using the barbeque facility. The floor space adjoining this function is able to accommodate a 10 person table for dinning. The space next to that can seat 10 or more persons should family gatherings or friends and
neighbors require. A bridge over sunken gardens connects the veranda to a viewing platform. All comers are immediately drawn to have a look.
The Dinning Room. With designer touches at the far end of the living room but separated from the living room, by the staircase to the upstairs master bedroom, the space is suitable for an 8 person table and associated furnishing. Plenty of fresh air passes through this area but should that fail ample ceiling fans take over.
The Kitchen. Action central. Detail, detail, detail. A full walk in pantry. A separate linen closet that holds it all. A breakfast area situated to be comfortable and breezy. The cook top is on an island which has a snack counter for two. Cupboards and drawers abound. Even a handy pull out trash bin is provided. The Attached Garage. This 2 ½ car garage allows entry to the building without getting wet in a rain storm when coming and going. Above the garage is an attic storage space accessed by its own staircase. Watch your head but the floor space will delight the most avid collector.
The Water System. Hot and cold water is available throughout. The ability to switch from the municipal supply to the private one assures the gardens and house, has water. There are three storage water tanks for a total of 20,000 liters.
Recreation. The snorkeling and swimming is super in clear clean ocean water throughout the year. Only rough seas can keep you out. The ocean frontage has been designated a marine sanctuary. Casting for fish between the sanctuary and the property can be rewarding.
Design Features. Because of the frequent ocean breezes special attention is paid to the air circulation from area to area.
The Yard. The caretaker is located near the front gate. Only basic but important landscaping has been accomplished.
The Neighborhood. This part of Tabogon has been developing steadily with exciting acceleration the past few years. Much of that development has come from the international community but by no means over looked by the local professional or businessman. The community has remained quite quaint with a blend from the original occupants. Three golf courses are nearby. The closest being a forty five minute drive. At the front gate the Series Bus Company provides excellent service in clean, quiet, well maintained buses. The ride to the city takes two to two and half hours depending on the time of day.
Style of Ownership. We have opted to register the property with the Bureau of Lands putting a new owner in a ready to go position of either using the quick and easy to start Pre Patent Title system or the lengthy and more expensive Judicial Title approach. Of course he can continue with the Bureau of Lands registration once he understands the options.
Shopping. It is a forty five minute drive to the town of Bogo which has five banks, two super markets. restaurants, department and hardware stores, pharmacies and other common retail businesses. The local colorful town market is held on Tuesdays and sells a surprising array of goods. Fresh fish in great variety are often at the gate ranging from dinner fish size to many kilos.
Cost. So how much does the property cost? 21.9M pesos! The owner is willing to finance the purchase at 5% per annum with a minimum of 50% down. A cash buyer is welcome to bargain. The same for a buyer with more than 50% down.. Monthly payments of 100,000 pesos are required.
